I've spent 22 years and closed 180+ transactions in a corner of real estate most agents never touch: commercial foreclosures.
While everyone else is fighting over the same residential listings, I've built my career finding the deals hiding in plain sight — distressed commercial properties, bank-owned assets, and foreclosure opportunities that most agents don't even know how to spot, let alone close.
I'm a Partner/Owner at Chavez & Associates, CCIM member, and hold a Finance Certification from USC. But the real credential is the work: I've walked owners, investors, and institutions through some of the most complex distressed-asset deals in LA County and beyond — and I've built a system for it that actually works.
Inside this community, I'm not teaching theory. I'm teaching the exact strategies I use to find, analyze, and close commercial foreclosure deals.
Outside of deals, I volunteer with the Chilo Foundation, supporting kids in foster care and shelters.
