Going Hard on Realtor Workshops - 90 Day Challenge - OVERVIEW
I'm about to launch 90 days of high volume in person workshops for realtors. I'm going to do 6 workshops per week. Mondays, Wednesdays, Friday's - 2 workshops per day. THE GOAL: Build and maintain new referral relationships through creating community, providing education, and delivering content to help them grow. The Content: Monday's - Markets/ Mortgage/ Strategy Wednesday's - Marketing & Branding Friday's - Sales & Technology (I'll share all of my content in this group) Where: I'm turning my small office into a place we can fit 8-12 people per workshop. This means I won't have to set up and take down like I would doing this at a realtors office. It optimizes my time because it's where I already work and I get rid of additional drive time and logistics. And it keeps cost low because I don't need to pay for more space. How to get realtors to show: Honestly, a big part of this is going to be picking up the phone and calling/texting realtors. However, I want to build a actually system that eventually will itself convert realtors to book and attend my workshops. We're going to start by running paid ads on Meta. At a previous workshop, I had 8 realtors leave me a video testimonial on the workshop sharing their experience, and that they would recommend the workshop to another realtor. I also recorded about 8 ads of myself promoting the workshop. We'll run all of these as paid ads to the realtor community. Each event we'll get new testimonials to keep creative fresh. I'll do another separate post on this. Lastly - I believe if I share and deliver good content, that people will come back and spread the word. Target Outcome: From Sept 16th (First workshop) there are 13 Mondays, 14 Wednesdays, & 13 Fridays = 40 Workshop Days with 2 sessions per day = 80 Workshops. I would like to average 6 attendees per workshop by the end of the 90 days. This puts me in front of about 500 realtors over the 90 days. This will take me to the middle of December and i'll know this has been a success if I have a live pipeline of 35 loans to fund in January 2027
How I think about content for workshops
I was a on a podcast with @Geoff Zimpfer last week and one of the topics we went over was how I come up with content for these workshops. What it comes down to is I present on topics that: 1) I enjoy, 2) That i'm confident in, & 3) That I use in my every day business. I don't speak about things that I don't know very well because people will feel that and the energy dwindles. Also if I don't know it well it most likely means that I don't really enjoy it and people will feel that too. As brokers/ business owners, don't discredit yourself that a lot of what we do on a daily basis are things that other people can learn from. What I enjoy most is marketing & sales. My content is very heavy on those things. My content is very light when it comes to talking about mortgage bonds and charts because I don't know them well and I don't find them as interesting. If you're someone who loves the markets & mortgage products... - Hold a workshop where you talk about market data, trends, & predictions. I would also add a strategy piece in this segment to give realtors something they can use to help them in the market - Hold a workshop where you talk about the financing options you have - Hold a workshop that focuses on one specific product and really educate on how it could help the realtor get more/ new buyers into the marketplace that otherwise would not. If you're someone who loves operations... - Hold a workshop where you talk about the tools and systems you use to streamline internal ops. - Hold a workshop where you talk about your system you have for converting leads that come in - Hold a workshop where you If you're someone who loves what I call widgets... - Hold a workshop talking about buy downs - Hold a workshop talking about seller concession strategy If you're someone who loves recruiting... - Hold a workshop sharing what your methods are for recruiting Etc etc. Just think about what you like to do, what you're good at, and what you do in your business day to day and turn those into classes.

We launched our meta ad campaign to drive traffic to my workshops. Audience: I pulled a list of realtors in Wisconsin from RETR, ran it through ZeroBounce for email validation, and then uploaded that as a custom target audience inside of Meta. It ended up being about 1,500 contacts.
