You made the decision. Now let's start building! You joined this group for a reason. You want to find a deal, put it together, and become a multifamily developer. And that's exactly what we're going to work on together. This isn't a group where you watch a bunch of videos and then you're on your own. We're going to work on real projects together. We're going to: - Evaluate land sites together - Look at multifamily projects and determine if they make sense - Underwrite deals - Talk through purchase prices and offers - Work through zoning and rezoning - Figure out what to say to cities and planning departments - Talk through conversations with brokers and landowners - Build your development team - Evaluate architects, engineers, GCs and other consultants - Work through financing and equity - Review your deals and help you identify problems before you waste time or money - And ultimately, work toward getting you to your first project I'm here for support. If you're looking at a piece of land and don't know if it's worth pursuing, post it. If you found a project and want another set of eyes on it, post it. If you're getting ready to talk to a broker, city official, lender or landowner and don't know what to say, ask. Use me and the group. The more you bring your real-world questions and projects into this community, the more valuable this becomes for you. And don't feel like you need to spend 8 hours a day doing this. But 1–4 focused hours a week? Absolutely. The more effort you put into this, the more you will get out of it. Take the next step. Then do it again next week. Stay consistent. That's how you make progress. There will be deals that don't work. That's part of it. You'll look at 20 pieces of land and maybe only 1 is worth pursuing. That's okay. We're not trying to make every deal work. We're trying to find the one that does. And when we find it, we're going to work through it together.
