Looking for investors

Hey, I'm sharing details on a deal that I'm working on right now. We're wrapping up our capital raise with the next few partners. Anyone interested in this market would love your feedback.

Specifically, I am buying a 23 unit property in Southern Minnesota that is a value add deal. Currently poorly managed, property needs some repair and is only about 50% rented. Lots of upside, we are looking for $300k and can be flexible in how we structure that. Not sure how much I should post here up front but hit me up, I can go over everything.
