A $20,000 GAP NEEDS A PLAN, NOT A PEP TALK
If a deal needs $20,000 more than your lender provides, "I'll figure it out" is not a funding plan. That number is a hypothetical gap. Your actual gap depends on the purchase, repairs, loan terms, fees, reserves, and cash required at closing. Before you approach a potential funding partner, be able to explain: - Where the money goes: purchase, rehab, closing costs, or reserves. Keep those categories separate. - How the money comes back: the intended sale or refinance, with a realistic timeline and a backup plan if it changes. - What the agreement requires: payment terms, security, priority, and what happens if the deal does not go as planned. Other people's money comes with responsibility. Do not promise a guaranteed return or assume your first lender allows another loan behind theirs. 3 NUMBERS EVERY INVESTOR SHOULD KNOW
You can own 10 doors and still not know what they're making you. That's not the freedom you got into real estate for. You wanted assets that give your family more choices. But if your income is in one spreadsheet, repairs are buried in a bank statement, and receipts are scattered across your phone, you cannot tell which property is actually pulling its weight. More doors without clear numbers is not more control. Every month, I want you to know 3 things for each property: - What came in: rent and any other property income. - What went out: mortgage, taxes, insurance, repairs, utilities, management, and the other real costs. - What is left after those costs, with money set aside for vacancy and future repairs. Good Morning! My name is Keola and I work with @Sam Primm. I lead the lending side of FasterFreedom Capital and am here as a resource to help you with any questions. Please post your questions in the GENERAL DISCUSSIONS so everyone has the opportunity to learn, lets have fun! I wanted to give you guys an update on our current projects. We currently have 2 house we are making into rentals here in St. Louis, Mo with the goal of having them on market by 10/1-10/15. We used Hard Money for purchase and then refinancing into a DSCR loan once stabilized. We also have a house we are going to put under contract either today or tomorrow. We will be starting the due diligence/inspection period immediately so we can get estimates etc. Using private money on this project! What are you doing to get your projects funded?
