I'm Done Coaching for Virtual Wholesaling
I'm done coaching. I've sat with this for a while. Longer than I usually sit with anything. For five years I've coached people privately and in small groups. 10 at a time. Sometimes fewer. I did it that way on purpose — I never wanted to be the person with 200 students in a Facebook group getting a template and false hope. I wanted to know your market, know you personally, know your numbers, go over your seller conversation that fell apart on Tuesday, why you froze on that call, and analyze every deal together. That's the part I'll miss. Watching somebody get their first contract signed and hearing it in their voice. That never got old, not once in five years. But small groups don't scale, and I've reached the point where I have to choose. Every hour I spend on a coaching call is an hour I'm not spending building what's next for me — my own deals, the business, the team, the work I push to the side because coaching always came first. I'm not burnt out on the students. I'm just out of hours. To everyone I've coached: thank you. Genuinely. You trusted me with money you'd worked for and time you couldn't get back, and most of you did the work. I've watched people quit jobs, buy their first rental, move their families. I got to be a small part of that. I don't take it lightly. This isn't a "goodbye forever" — I'm still here, still posting, still teaching in public for free. What's ending is the private coaching. Thanks for five good years. ❤️

How do I increase my Level?
I'm getting this question a lot so I wanted to clarify. If you click "leaderboards" you'll see the levels and how to increase to the next level. Wholesaling LAND ?
I wanted to touch base with everyone here and ask - who has done land deals and who is interested? I've done less than 20 but they all had the same thing in common - infill lots or downtown/high traffic areas - all tertiary markets (like Wilmington, Rocky Pointe, Apex NC) or fast growing cities (like Ocala, Punta Gorda, North Port, Jacksonville FL) - If you are wholesaling land, where do you have buyers and what are they buying? - If you're looking to get into land wholesaling, what are the first steps you need help with?
