Intro - Philly wholesaler here
Hey Flip Fam - Aldo here, run a wholesale/dispo operation out of the Philly metro (Kaizen). Been doing this a few years, mostly single family assignments and some creative finance deals, spending most of my time these days on the ops/systems side (lead flow, buyer matching) rather than door knocking. Land is new territory for me so I've been reading through Ty's parcel-splitting posts closely. Good to be here, looking forward to swapping notes on buyer lists and comping.

Experienced Investor Exploring New Avenues
Hey everyone, Rory Burkhart here. I’ve been in real estate for over 20 years, primarily working on the residential side, and over that time I’ve had the opportunity to work through a wide range of transactions and build a strong network of buyers, sellers, and other real estate professionals. I’ve been expanding into the wholesaling side of the business and looking at opportunities beyond traditional residential transactions, including land and other asset classes. I joined this community to learn from others who are active in wholesaling, exchange ideas, and connect with people who are actually doing deals. How are you verifying land buyers actually close before you burn a relationship with the listing agent?
Question for the land guys in here - on the agent-listed parcel split strategy Ty's been posting about, how are you qualifying your buyer BEFORE you go to the listing agent with an offer on just part of the parcel? That's a relationship you can only burn once with a given agent. On houses I lean on a POF letter plus asking for their last 2-3 closings to check they actually perform, but land buyers feel harder to vet since a lot of them are one-man shops. Curious what people are actually doing here beyond just trusting the buyers list.
Experience vs. Numbers
One thing property investing has taught me is that the spreadsheet can tell you whether a deal makes sense on paper, but experience can sometimes tell you what the spreadsheet is missing. Earlier on, I found myself focusing heavily on the obvious numbers, purchase price, rental income, costs, yield and projected returns. Over time, I started paying much more attention to the things that don't always fit neatly into a spreadsheet: - How realistic the assumptions actually are - The condition and potential of the property - The area and tenant demand - How motivated the other party really is - The people involved in the transaction - What could go wrong that isn't immediately visible in the figures That doesn't mean ignoring the numbers. Quite the opposite. For me, the numbers are still the starting point. Experience simply helps me ask better questions about those numbers before making a decision. Sometimes a deal that looks great on paper has too many unknowns. Other times, a deal that initially looks average becomes interesting once you understand the situation behind it. I'm still learning from every deal and, honestly, I think that's one of the most valuable parts of property investing. For those of you with some experience in property, when have you trusted your judgement or experience over what the spreadsheet was telling you, and how did it turn out?

the spreadsheet-vs-judgment thing hit home for me. I've passed on deals that underwrote clean on paper because something about the seller's story didn't add up, and taken deals with messier numbers because the motivation was real and the timeline made sense. the line item that never shows up in a proforma is how much a seller actually needs to sell vs. wants to sell - that gap is where the negotiating room lives.
