9% to 11% caps a few hours from NYC?
Why is nobody talking about Schuylkill County, PA? Everyone seems to be looking at Midwest markets for cash flow, but I've been investing here for a while and keep wondering why this area gets so little attention. • Smaller multifamily can still be around $60K to $70K per door or less • Rents can be $1,000+ • 9% to 11% cap deals are still out there if you buy right • Property taxes can be surprisingly low compared with NJ/NY • Pretty landlord friendly compared with NJ/NY • Lower acquisition and operating costs • Right along the I-81 logistics corridor • Walmart, Lowe's, Wegmans, Tyson and other major employers in the area • Only a few hours from NJ/NY The main issue I see is scale. There just aren't many 30+ unit properties. Most of the opportunities seem to be smaller multifamily. Am I missing something? Why aren't more multifamily investors looking here?

Hi All Underwriting this 55 Unit Complex. Numbers seem good and value add very achievable. Let me know your thoughts and if anyone interested to partner on this one.

BE YOU!
I run four companies off a gmail address. ([email protected]) Everybody told me to get a company email. I heard it for years. I kept the gmail. Same reason I don't close doors on people or think I'm something special. It's not real, and people can feel it. I'm not trying to pass a test. Nobody has ever partnered with me because of my email signature. They partnered with me because I picked up the phone and did what I said I would do. Seventeen years. A hundred million in real estate. Still a gmail. Real Estates About People, not letterhead. BE YOU!

Likewise ! Its just my gmail and its connected to so many places that the exit barrier seems too high as well :)
Can i be KP?
Curious, what does it usually take to qualify as a KP on a larger multifamily deal? I own close to 20 doors, including a 10-unit and 3-unit, and have completed 35+ purchases and 10–15 flips. Would that experience help someone pursuing a 30–50 unit deal? Happy to connect if anyone needs an additional principal on a deal.

Get to know Aman
👋 Hi everyone! I’m Aman, a NJ-based real estate investor and Realtor with close to 20 doors, primarily in Pennsylvania, including a 10-unit mixed-use property. I’m now looking to scale into larger multifamily opportunities and connect with experienced operators, lenders and capital partners. I’m currently evaluating a 29-unit scattered-site portfolio that I’d love to discuss with the community soon. Outside real estate, I’m a husband , dad and dog dad who enjoys scuba diving, skydiving , drone photography, boating and travel. Looking forward to learning, contributing and potentially partnering on deals! 🏢🤝
