A little Civil Engineering 101! A look at the massive detention pond at our Flex Office Warehouse project. Yea they always make you put these in.. our 2 acre parcel took up 1/3 of rock filled dry bed pond, that never has anything in it.. but got to do it

Intro
Hello everyone 👋 I have a master’s in real estate development and used to work with it in Brazil. I moved to the US 10 years ago, where I live with my family in Cooper City, FL. I’ve returned to real estate development last year, working in a company from Brazil that is starting to analyze opportunities here in the US. I’ve joined the community to learn more about the real estate development here in the US and because I’m starting to look for my own real estate development projects. In Brazil, we are mostly focused on build-to-sell, and I have a good network, but here I see more opportunities to build-to-hold, and I want to learn more about it. I’m starting to look for land for my first build-to-sell project right now on a $300k house while I learn more about the US market and build-to-hold opportunities. I’m glad I’ve found this community, and hopefully, I can also help with a bit of experience.

Another development moving forward. 🚧 We’re getting ready to sign the contract on Deo Drive, and now we’re working through the highest and best use of the site. Option 1: 1–2 restaurants out front + Flex Office Warehouse in the back. Option 2: Go all-in on Flex. One of the big deciding factors? A potential traffic light that could cost $250K–$350K — and determining who participates in that cost. This is the part of development people don’t always see. You don’t just buy dirt and start building. You study the site, infrastructure, traffic, zoning, costs, and demand before making the move. At the same time, we’re getting ready to close out the current phase and move right into Phase 2 of MC Flex Office Warehouse. Multiple projects. More development.
