Friday Call -> Got Wood?
Everyone assumes steel lasts longer than wood. @Shane Floyd of Black Barn Development is here to challenge that. He's walking us through a post-frame system with no wood in the ground, and what it means for cost, build speed, and long-term performance on small bay and flex projects. If you're pricing out your next build, bring your questions. Join us live -> Got Wood?

I won't be able to make the live webinar so hopefully I can catch a recording. I love the option to pivot and go with a wood frame. I think my biggest question for @Shane Floyd is fire code compliance. Obviously it depends on the jurisdiction, but with these stick framed buildings are you seeing these projects have to carry a wet fire suppression system?
New to the group
Hello everyone. I'm based in the Houston area. My 9-5 is I own a commercial GC company, but I am currently partnered with another gentleman in our area and actively looking for our first development opportunity. We are focused on value-add so we can get off the ground sooner, but also looking at land for long-term.

Weekly Call Recap -> Flex Space Connect
Flex Space Connect wrapped this week, and the Basecamp crew who made it to Houston came back with a lot to talk about. @Cody Payne dropped a pipeline number that turned heads. @Yog Melwani initiated a real debate on whether this asset class ever institutionalizes like self-storage did, and @Jeff Paschal added his perspective from 19 years at PS Business Parks. Steel pricing, fresh debt terms from the week, and a new build method that can save six months of interest carry all came up too. Full recording here -> Flex Space Connect Recap --> And mark your calendars: Will and Thaddeus are putting together a small, hands-on developer workshop in Denver, March 11-12, capped at 25 people. More details coming soon. If you were in Houston, drop your biggest takeaway below.

I was glad to have made it to my first Flex Connect conference. I made a lot of new valuable connections and retained some solid information. Looking forward to what the next few months can stir up. Glad to be apart of this group.
