Small Bay Basecamp Networking Call
You've been asking for it, so here it is. The last Monday of every month we're setting aside an hour just to connect, no presentation, no slides, just networking. You'll be placed in breakout rooms of 3-4 people, and we'll rotate rooms every 15 minutes so you get real conversations with a handful of different members throughout the hour. One ask: if you're joining, commit to the full hour. Rooms only work if everyone sticks around, jumping in and out mid-rotation leaves people short a conversation partner. First one is August 31st. Come ready to talk shop, trade war stories, and actually meet the people you've been seeing in the chat every week. If you are going to Flex Connect next month, it would be great to join the first call to meet some of the people also going to the conference. I look forward to seeing everyone there. wS

Tenant Types That You May Try to Avoid
We are all landlords at the end of the day. Are there tenant types that you avoid or, alternatively, are there tenant types that others tend to avoid but you have found ways to mitigate those risks and gained comfort renting to them? Welders I am sure are not everyone's favorite tenant due to the fire risk. Auto body shops are another one due to the amount of cars on the lot and the condition of said cars can often be an eye sore. I saw someone else mention a kid's gym due to the liability with having kids onsite. What else are on people's lists - obvious or not so obvious?

A gym can be an issue if you don’t have enough parking.
Weekly Call Recording -> Hiring the Right GC
Missed Friday's call with Barry Sherman? Worth the watch. He walked through how to vet a contractor before you sign anything, how to structure your payment schedule so you're never exposed, and the red flags experienced developers catch that first-timers usually miss. If you are getting started in Small Bay ground-up development, and you don't know where to start with hiring a GC. This call is for you.

Launching Basecamp Newsletter
The SMALL BAY INDUSTRIAL INSIDER is live. I built this to complement what we're doing here in the Basecamp community. Each issue takes the sharpest insights from that week's call and turns it into something you can actually use: real numbers, real deal breakdowns, and a Playbook section with a takeaway you can act on the same day you read it. No pitch, no fluff. Same reason we do these calls for free: I want to build something genuinely useful. If you've been on the calls, this is the written companion. If you've missed a few, this is how you catch up without watching an hour of recordings. The content will continue to evolve and grow well beyond the weekly calls. Subscribe here: The SMALL BAY INDUSTRIAL INSIDER First issues are already out. Would love to know what you think.

Hiring the Right General Contractor
Great presentation today from Barry Sherman of S3 Parnters (Also my boss). Wanted to share the PowerPoint that formed the crux of his discussion. Reach out to me if you have any further questions. Happy to help anyone with this subject. It's S3's bread & butter.
