What pre-work activities for a specific deal prior to closing count towards your material participation hours? Also, is there a tool you would recommend to track that?

Does LLC formation play a factor at all in this process? I have a client who’s Financial Advisor (owns 2 STRs in MN) insists this is a prerequisite even before the house is under contract in MI. Thanks all!
