Curious…How many people watch the call recordings?
The call recordings take time to prepare. Not many people are watching them, so I am considering cutting them. For example, last week’s video only has 20 views. Who is actually watching the calls and are they helpful?

Month-to-Month Flex Space?
Curious if anyone here is doing much with month-to-month flex space versus more traditional leases. I’ve had some success with a few different setups that combine things like staging or storage space, shared dock access, restrooms and vehicle parking. Some of it has been delivery-related businesses, and the demand has been better than I expected. It has me thinking more about older manufacturing or industrial buildings with decent parking as a possible first flex purchase. Seems like there could be a lot of ways to make the space work without having to build out traditional bays from day one. Anyone doing something similar? Curious what has worked well and what has ended up being more trouble than it was worth.

@Jordan DSilva Can speak quite a bit on short term leases. We have these on a co-warehousing property and it has been very successful. We have discussed how this would work at a flex property. As others have mentioned, I think it will really depend on the TI you give to tenants. For an exit, I think having really solid leases with good WALT will be key.

AI Deal Analysis?
Is anyone utilizing AI to analyze deals? I built an acquisitions analyst in Claude to help screen and score deals. I find it extremely accurate and saves me a ton of time. He scores - Pass, Watch, or Go, with a detailed analysis. Love to hear about other's experience.
