Looking to purchase a park and wondering if there are any recommendations for banks/lenders on MHP that might lend on an infill project. Looking to put down 40%, but not sure if a bank will lend on a 28 pad when only 8 are filled and 11 are ready for homes. Any recommendations of people for me to call? How are rates looking right now for loans on MHPs?

Is there a way to determine if new homes are worth it? i was going off the assumption they would because i spoke the park owner next to mine and have been watching his success. they have been swapping old for new for 100+ homes. they manage a few hundred lots and they fill them almost as fast as they put them up. there strategy is to rent the new ones for the first few years and then sell ~7 years in to convert to TOH. is there a calculator to determine if i should go that route or a diff one? what KPI's would drive my decision on if new or old is better? also trying to pull in a slightly higher tenant base and i was trying to follow in his lead. this new park is about 45 mins away and they have filled 4 new homes in the last 2 months so in my micro world i was assuming that would be the case but it is very costly and/or slow as you stated. Am i assuming correctly that if i fill the details into your spreadsheet it would tell me if the deal stands on it's own?
