How many calls does it take to get a live lead?
Guys I have been extremely lucky and most of my calls have gone straight to an owner or an owner's relative who is at least interested in potentially selling their park. That said, most of the time I am also going after sub 30-lot parks in secondary / tertiary MSAs at the moment. What is your hit-rate on calls-to-live-lead?

@Charlie Wang that is actually pretty damn good! Do you hear that everyone? headline: Make 25 calls and get two interested sellers! Or in my case make 4 calls and get 4 interested sellers…. Looks like the “i cant find good deals” people need to hit the phones!
Lending (OH)
Looking to purchase a park and wondering if there are any recommendations for banks/lenders on MHP that might lend on an infill project. Looking to put down 40%, but not sure if a bank will lend on a 28 pad when only 8 are filled and 11 are ready for homes. Any recommendations of people for me to call? How are rates looking right now for loans on MHPs?

Great questions chris! You should probably get two separate loans: 1 for the existing NOI and a 21st Cash Program credit line for the infill project. I would not infill with brand new homes if I were you. I would source used homes from lonnie dealers or I would find used homes to bring into your community on your own. Infill is generally very expensive and not usually worth it. Ensure you are doing significant market research before hand. The deal should be able to stand on its own without infill. Infill Is the cherry on top.
Fake gurus and influencers
If you’re following guru’s because they’re rude and brash “experts”, ask to take a peak behind the curtains at their pnl reports. Just closed on a 2 park purchase from a “guru” in my state. Guy charges for masterminds, YouTube and instagram bragger, you know the type and can find him easy since there’s only a handful from my state. Worst pnl reports I’ve ever seen. Historically bad. Elite at being bad. Looked at his entire portfolio. Every park was the same, 70% expenses, and not padded by management fees or veiled kickbacks. His purchase price 3.46m 6 years ago. Down payment of at least 700k and most likely 1.05m. We purchased at 3.3m…65 lots 64 filled bought for under market lot rent pricing. Bragging about cash flow but couldn’t pay his property taxes last year and instead letting the park go to sheriff sale tax lien. Posted his “profit” pics of 500k.. do that math real quick and tell me the profit again? I can tell you with verified certainty that the founders of this group are not influencers selling lies and hopium. Follow this system for profits and actual cash flow. No social media bragging required.

I believe the guys name rhymes with Bliss Food. I want to further expand on this because ive now heard from multiple people that they paid another influencer whose name rhymes with Space Dorby for a Mobile Home Park mastermind. They more or less were scammed. Please beware of who you are listening to and paying for advice!
Can bonus depreciation offset gains from mobile home sales?
If I’m selling mobile homes for a profit, can I do a cost seg and then claim bonus depreciation to offset that additional income? @Thomas Castelli

@Nathan Sosa also to opine. Any and all active income is available to be offset if you qualify as a real estate professional. So i think the answer is yes! @Tiernan Laue ’s income is nearly all of this category so he can tell you for sure as well
