Thoughts on this layout? We don't have room for large semi access, but made it so we can accommodate box trucks and trailers. My plan is to condo this and sell off units. Open to any and all thoughts!

@Paul Santana go a little further from Charleston. Real hard to make math math at $200/sf to buy then redevelop. I’ve underwritten a lot of the redevelop projects. Give me a call and I’ll share what I’ve learned. 423-421-0996
Monthly Basecamp Networking Call
We ran a poll, and monthly won clearly over weekly - so let's make it happen. The format: A 45-60 min call built entirely around meeting people, not listening to a presentation. We'll break into rooms of 3-4 for 15-minute rounds, rotating 3-4 times - so by the end you'll have actually talked to 6-10 people in the community.. No prep needed. Show up, introduce yourself, talk shop, repeat. Now the hard part: picking a day and time that works. We're spread across time zones and schedules, so rather than guess, help me find the best fit. Rather than run another poll with a long list of days and times, drop a comment with your best day/time (and time zone) - e.g. 'Tuesday evenings, ET' or 'Weekend mornings, CT.'" I will leave this open for 7 days and then try to find a day and time that works for as many people as possible.

9 am to 4 pm Mon - Friday. I have 3 kids 10-14 yo and the end of day isn’t good timing.
For the Developers in the room...
This is a huge debate on our development projects. PEMB vs Tilt vs Wood Frame construction. Which do you prefer and why?

PEMB is the best if site is big enough to accommodate 60-70’ depth. Wood framed for multiple smaller buildings. Tilt doesn’t make sense unless doing 100,000 sf plus size and really is getting more into true large bay industrial. With concrete cost at $190/cy in our area you need a lot of SF to get $/sf down. Looking at pole barn style too like Shane Floyd does in Indiana.

@John Hilgers we love the ugly and neglected buildings. Our first one was a cobbled mess on the inside but good bones to work with.
