Anyone in/near Battle Creek or Springfield, Michigan?
I have a potential deal in Springfield, MI (could be my first deal ever!) and need someone local who can stop by and take interior/exterior pictures of the property for me. What’s usually the point where you decide to walk away from a deal?
I’ve been thinking about this because a deal can look good at first, but the more you look into it, the more you can sometimes find things that change the picture. Maybe it’s the comps, repair costs, the exit, title, the seller’s expectations, or simply that there isn’t enough room for the unknowns. Curious to hear how others look at it, what’s the biggest red flag that makes you stop pursuing a deal, even when the numbers initially look attractive?

The first thing I pay attention to are key words and statements the sellers make. "I'll sell for the right price" "I have multiple other offers" "I don't need to sell it but I will". When they those things I know it's not worth my time to continue the conversation usually. Other things like comps, repair costs, the exit, those are all pretty pretty standard and I know whether or not it's worth my time by looking over the numbers. It comes with time and understanding true repairs. I've done over 100 flips so it's easy for me to tell. Title issues, now that's our specialty. We look for these kind of issues intentionally because we know how to fix the issues so that's never a big deal. Depends on what the issue is though. Hope this helped a little bit, hard to explain without your examples.
