JV in Oklahoma
Hi everyone, i have a case in tulsa , ok . Does anyone do Oklahoma and would entertain a jv? "I've got one I'm working if you want in. Five-acre property in Oklahoma, worth around $180,000 with about $95,000 owed, so roughly $80,000 of equity. The owner died last year, and the daughter she'd left it to died four months later before the paperwork ever cleared, so the title's frozen in the estate and no probate was ever opened. There's a foreclosure moving on it, but no judgment and no sale yet, so there's a few months of runway. And here's the kicker, the bank can't even find the family, they're running notices in the newspaper because they've got nobody to call. I already located the heirs.

I have family there who may want it, if you'd like to carry the note?
Deed syntax... aka, "You had ONE job!"🙄
Hello all! I have my answers from AI, but I was hoping to hear from those of you with actual experience in the matter. On a scale from one to ten, how important is it to have an exact name match on a deed? Specifically, if I had drafted it with the Grantor's middle name and they signed without it... or even when they included their own middle name in the signature but the stupid notary didn't include it in the "Acknowledged before me" line?!? I really don't want to push my luck and request them to go through this a second time, but I will if it's deemed critical. Thanks in advance for any advice!

@Christina Sanchez Sorry, I'm still new at this... in my mind, there is no closing. Maybe it depends on the specifics of how you structure your "takeover," for lack of a better term. I just figured once an AOH and all the Deeds have been recorded that by default the house becomes mine. Ahhh, you're probably assuming the house is still under a note but it was actually 100% owned!

@Christina Sanchez Ahhh yes! I'm still trying to accomplish the full acquisition, but maybe that's where my question was originating from after all... the ability to sell without any clouds on title. I.E., the ability to get title insurance. I kinda go back and forth about just keeping it though, anyway. Hehe
Welcome To Curative Investor
Hey, it’s Phillip Thai, If you’re here, you’re probably an experienced investor who’s tired of grinding out wholesales, flips, and rentals for thinner and thinner spreads… and you’re ready to work fewer, better, curative deals. Same. That’s exactly why we (@Rob Lee and @Christina Sanchez) built this community. Our promise to you: everything in here comes from deals we’ve actually done, mistakes we’ve actually made, and processes we actually use in the real world. Where things are at right now You currently have access to the core foundations of the Curative Investor system: 1. Research -- How to find and evaluate tax‑delinquent and “messy title” opportunities, so you’re not guessing which deals are worth your time. 2. Marketing -- Where to find leads in the TX market. 3. Sales -- What to say? How to say? What information to collect? Understanding family dynamics. As we go, I’ll keep adding trainings, deal breakdowns, and resources based on what you are running into in the field. What you have access to inside Skool Right now you can: - Go through the Start Here, Research, Marketing, and Sales courses in the Classroom - Join our live calls to get your questions answered in real time --> Live calls will start late Feb - Post deals, questions, and wins in the Community so we can help you move faster Use this space. The more you put in, the more you’ll get out. How to get started today (do this now) 1. Introduce yourself below using this format: 2. Comment on 2 other intros. Say what you resonate with or where you might be able to help. We’re building a network of sharp investors, not a group of spectators. 3. Start the “Research” course in the Classroom. Watch the first module today. Even if it’s late. Even if you’re busy. Momentum matters more than perfect timing.

Hello all! I'm a licensed Realtor, (and baby investor), who's done a few creative real estate deals. I have also done one "Messy Deed" deal, or still in the middle of it actually. Looking to learn more and excited to attend the in person meetup this week. :-) Take care!
