Mezzanine impacts to $/SF
Had a great call with @Jordan DSilva today, and an interesting question arose…does an installed mezzanine square footage directly translate 1:1 $/SF? For example, 900SF unit at 1$/SF rents for $900, does the added 300SF mezzanine add another $300 to the rental cost, or is the mezzanine space discounted?

I don't have an answer but I would add a question, is the mezzanine permitted or retrofitted and is it code compliant? Depending on the jurisdiction the answer could serious impact the tenant's operations. Last year we were involved in cleaning up a mezzanine that had been installed with the LL's approval but not permitted with the jurisdiction. The jurisdiction flagged it and forced the new tenant to bring it up to code. I wasn't privy to the lease or construction numbers, but It cost the tenant about 7 months of operation. You can't plan that type of operational expense at the front end of a lease deal without a crystal ball.
Clear Height - Enough space for a mezzanine?
I've seen a few posts asking about how much clear height is required to install a mezzanine. Well, here's the answer...drum roll...it depends. Why is that always the answer?! Simply put, IBC requires 7'-0" clear height on every level (a few exceptions). So does that mean a 14'-0" clear height will support a mezzanine? No. Clear height is determined by the distance between the floor height to the lowest obstruction (HVAC duct, fire suppression, lighting, truss, ceiling, etc.). "But what if my top level is slanted and I don't plan on having people walk along the shortest area?" Again, no. If the lowest height of your pitched roof is 6'-0" you would need to create a physical barrier to block off that area for potential head knocks. "Ok, ok - so what's the minimum?" Here's my process: 1) 7'-0" clear on the first floor (hvac, etc normally get's hidden in the mezzanine structure) 2) 12" minimum to account for the mezzanine structure and deck 3) 7'-0" clear to the ceiling 15'-0" may be the bare minimum, but very few can make this work. I truly don't like recommending a mezzanine unless there is 18'-0" available, and north of 20'-0" is ideal (I think @Cody Payne mentioned this in one of his posts). In the units I have worked on 18’-6”/19’ is a comfortable clear minimum. My market expects 8’ clear heights, leaving 2’-6”/3’ for main floor ceiling plenum and mezzanine structure. Our mezzanines are often fire rated and any mechanical in the floor requires fire dampers at every penetration. The extra clear height allows for a non-rated false ceiling, saving the costs of rating penetrations through a rated assembly.

@Matthew MacPherson Thanks Matthew! I am in Calgary, Alberta, Canada. We have our own national code instead of using the IBC. To your point about municipalities I frequently work with the city of Calgary and Rocky View County just north of Calgary. RVC building permits are 10x the cost of Calgary's, an project needs 6 permits/licenses in RVC compared to 4 in Calgary but RVC is far more lenient on UL assembly listings.
