@Thaddeus Campbell - I would have shared my insights with you on your podcast Thursday but you blew me off - I think it was a little jab because you’re jealous of my hair ( @Yog Melwani 🤣😂🤣). Just kidding…you can be in the cool guy club with us. I’ll be happy to share my takeaways once I get grounded, but in summary: extremely informational regarding the market/industry as a whole, networking extravaganza, and the realization that there’s a gap in my perceived value proposition (more on this later).

To add a little bit: I had been selling a product and service to an industry that only saw one thing, price. So what had I been basing my efforts on presenting? Low price for the best service. This past week opened my ears as I realized that this niche part of the industrial CRE speaks a different language: 1) price, 2) $/SF (added SF and total), 3) added value based on market cap and NOI, 4) additional rent and subsequent payback. I may be missing a couple metrics here or there, but essentially delivering a quick shot market analysis of the ROI along with the product and services serves to aid the developer/owner/renter in making a more educated decision. For a seasoned developer this may not be necessary, but as a resource to the rookie/sophomore developer this may speed up and reduce the risk in decision making. I’d love feedback in my thought process. @Will Skillman @Thaddeus Campbell @Yog Melwani @Shital Thakkar @Curt Marker also please mention others if their feedback could support.
