Hey guys, I just read an interesting bit of property news… A historic house in the Scottish Borders has been sitting empty for 17 years and is now set for a potential new lease of life. The plans include converting the existing house into 14 flats, restoring two listed buildings and building 34 new homes, including 12 affordable properties. There’s even a café and padel courts planned. What really caught my attention was the reason behind the wider development. The developer says combining everything together creates a financially viable way to save the historic building. And I think there’s a real property lesson in that. Sometimes you have to stop looking at a property for what it is and start looking at what it could become. A large house could potentially become flats. An old commercial building could become residential. A neglected site could have development potential. Or, like this example, several different opportunities could work together to make the numbers stack. The key question is always: Where is the value that other people aren't seeing?
