AI-powered Section 8 / HCV property acquisition and underwriting tool
Hey everyone, I’ve built an AI-powered Section 8 / HCV property acquisition and underwriting tool for real estate investors. It helps analyze properties faster by checking things like rent potential, cash flow, ROI, cap rate, DSCR, neighborhood factors, expenses, and overall deal quality, all in one system. If you’re investing in Section 8 properties or looking to automate your deal analysis process, feel free to check it out. Portfolio: https://hcv-deal-intelligence.netlify.app/ Demo: https://youtu.be/Y0MlXxchxjo If you’re interested or want to know how it works, just DM me here. You can also reach me at: [email protected] Happy to show you a demo and discuss how it can be customized for your workflow.

@Leonardo Gonzalez Hey ! I’ve been enjoying seeing the different goals and journeys people are sharing in here. How has your experience in the community been so far? Are you just getting started, or have you already made some progress toward what you came here to achieve?
What got you into real estate?
Hey guys, I thought it would be interesting to hear how everyone got started with real estate. What made y'all interested in real estate - and S8 specifically? Was it cash flow, financial freedom, being able to quit your 9-5 etc.? I'll go first - for me it started with wanting financial freedom and eventually being able to quit my 9-5. I liked the idea of owning something that could produce cash flow over time, and real estate seemed like one of the more practical ways - regardless of AI bubbles etc., everyone needs roof over their head. I'm still learning, but I'm enjoying the process - looking up properties, doing market research, underwriting, getting comfortable talking with seller & agents, negotiating etc.

Today is the last day before my prices go up
Today is your last chance to work with me directly at the current price. A few weeks ago I announced my prices were going up because of how many people want in. That happens tomorrow. Here's why. I sit in every one of my students' deals myself. Not a junior coach. Me. And there are only so many deals one person can be in properly. Rather than hand you off to some random coach you've never heard of, I'm turning what I do into a more premium service. What doesn't change is the guarantee. Your first cash flowing property within 6 months, or I keep working for you for free. Daniel came in with $20K, bought in Detroit without ever visiting, and closed in 4 months. $400 a month, 17.53% cash on cash. If you've got at least $15K saved for your first property and you've been waiting for the right time, book an enrollment call with my head of partnerships today and you keep today's pricing: https://go.investingsection8.com/20e4c683 Not there yet? No pressure. Keep learning in here and come back when the money's ready. I'm not going anywhere. Joseph

The part about personally being involved in each student’s deal really stood out to me. I can see why keeping the number of students manageable would matter. For someone who has the $15K saved but is still hesitant to make that first move, what would you say is the biggest thing they should figure out before getting started?

@Ryan Jones I really like that your motivation goes beyond just making money. When you say you want to change lives, do you already have a specific group of people you want your business to help, or are you still figuring that part out?
