@Terry Schue I watched one of Ryan's videos that mentioned certain states charge a hefty fee in order to transfer property into an LLC... but that you could potentially set up an Land Trust, assign interest to said trust to avoid transfer taxes... Smoke started to come out of my ears!
New property purchase
I''m getting ready to close on my first property, which is very exciting but also quite nerve-wracking. I'm just wondering if all of the time I've put into finding this property, researching it, talking to realtors, talking to lenders, going through the whole closing process right now, the travel out there, all of that kind of stuff, can I claim that as my hours when I do my STR Tax Loophole processing toward my 100 hours? Also, I'm assuming that I can deduct all of mine and my wife's travel expenses going out there to see it and analyze it before purchasing? Thanks for your help!

New STR Bonus Deprecitation vs Cost Seg Study
Purchased a new STR with a remodel in an LLC in 2025. I wasn't able to take any depreciation or expenses because it wasn't live when filing this year. It will be live soon and I'm curious the best way to recapure those losses from last year? Whether it's a Bonus Depreciation or Cost Seg Study. I've heard that some people get a Cost Seg Study when doing a Bonus Depreciation anyways?

@Ryan Bakke, CPA ... in @Jeff Stansberry Jeff's scenario, will he also be able to capture depreciation from all categories? For example if he bought a lawn mower and installed a sauna and then added solar... Are all these types of expenses fair game even though they straddle ordinary operating expenses, luxury amenities and capital improvements? I guess the TL,DR question is : What is off limits? Is there a "Green Flag STR Expenses 101" resource you can point us to?
Airbnb Transfer into LLC
Hey guys! I’m in the process of transferring my Airbnb property into an LLC. The quit claim deed is already complete, but when I went to update the homeowners insurance, my agent told me that only a few companies will insure properties held in an LLC in Florida, and the new policy would cost about $700 more per year. Now I’m starting to question whether keeping the property in the LLC makes sense, since my only goal is liability protection. Between the LLC renewal costs and the higher insurance premium, I’m estimating it will cost me around $1,000 more per year just to hold the property in the LLC. Since I’m not planning on scaling and buying additional Airbnbs, I’m wondering if there’s a more cost-effective way to get similar liability protection. For example, would it make more sense to transfer the property back into my name and add a larger umbrella policy instead? Am I thinking about this correctly? I’d love your recommendation on whether the LLC provides enough additional benefit in my situation to justify the extra annual cost, or if there’s a smarter way to structure this. I’m also not factoring in any additional business tax return costs since it would be a single-member LLC and everything would flow through my personal return. Thanks for any help!

My Starter Post.
Eager to get going! My wife and I have been lucky enough to have worked for startups that eventually IPO'd, generating large (at least "large" to us) Cap Gains. A blessing. Year after year writing large checks to the IRS made me sick. Our former CPA was hardly strategic and we got tired of hearing "paying Uncle Sam all that money is a good problem to have, right?" Two or so years ago I left my w-2 job and focused on buying a business. The idea was to implement the "Buy then Build' blueprint, but after countless deal reviews, LOI's and offers that didn't stick... I went back to the drawing board. Oh- and we also had our second child. How could I simply keep more of the money that we earned each year? Enter STR "loophole". We close next month on our first STR property in Maine... and that's what led us to Ryan and his team.
