A one year plan in 90 days. Ask me anything about Maverick on Gilmer
On September 18th we closed on Maverick on Gilmer, our 200 unit apartment deal in Texas. When we took over, some of the units had been down for years. Nobody living in them and no rent coming in. We have already started turning those units and bringing them back online. The plan for this property was built to take one year. Our goal is to get it done in less than 90 days, and as of today we are on track. The project is going great, and I want to bring you along for it. I’m invested in this deal, how can I actively learn as you go? Similar to an intern.
Would you rather run the deal or just own a piece of it?
Some of you want to find deals and run them yourselves. Some of you would rather put your money into a deal and let an experienced operator run it. And some of you would do either one for the right deal. So which one are you? Vote, then tell me why in the comments.

I want to partner with an experienced operator to learn how to operate deals! For example I invest capital and learn along side the deal I invested in!

Garrison strikes again! And it's a big one! Garrison Joined MFS about a year ago with the goal of doing bigger deals. (He had a fantastic residential portfolio of about 16 units) he recently closed a 24 unit and this 78 with put him over 100 units acquired on the year!

Overcoming Limiting Beliefs
One thing I've been learning recently has nothing to do with underwriting, cap rates, or deal analysis. It's mindset. When I first started stepping into multifamily, one of my biggest limiting beliefs wasn't that I couldn't learn the business; it was wondering whether I belonged. I've always had a big personality. I'm energetic, direct, and genuinely excited when I learn something new. Part of me worried that I might be "too much" for what was ahead. What I'm beginning to realize is that success isn't about becoming someone else. It's about becoming more intentional while staying true to who you are. The people I've connected with haven't responded to me because I knew all the answers. They responded because I was curious, authentic, willing to ask questions, and genuinely interested in learning while providing value where I could. I'm still early in my multifamily journey, but if there's one lesson I'm taking with me, it's this: Don't shrink yourself to fit into the room. Keep learning, Keep growing, Keep showing up, and Keep doing the work. The right people will appreciate your authenticity. Has anyone else had to overcome a limiting belief when entering real estate?

I recently read "Who Not How" and have started to implement that in my daily life. It's a quick mindset shift. I deffinately recommend.
Bad deals?
I am new here and almost finished the course now. I have started looking for some deals but I keep getting the numbers and running them and I find lots of these places just don't pan out. I have one that has an expense ratio of 40% gross rents but then it fails miserably the DSCR ratio and the cap rate isn't great. Am I doing othis wrong or is there just lots of bad deals out there?

I am having the same struggle and in order to make the DSCR 1.25 i have to cut the offer price significantly.
