I need a 2x Multiple for an acquisition I just received earlier today which is 1% of the asking price with a 1% extra (just in case). I am planning to use a Private Equity lender which is to cover their loan origination fee and the other half will be for the EMD refundable to acquire the deal and will pay back the money with financing from the cashflow of the acquisition. I heard Pace say something before that someone can ask the seller for the down payment and sellers actually do it, but what is the 'exact term' before I call and ask her if the seller would agree to it? In case they say no, I need a backup to get this deal and get my lender to start the funding process. **This a very Time-Sensitive Deal, anyone who has been in Pace's group can chime in, or if you know sources. It's a $320,000 acquisition and I need this to actually get into acquiring one of the commercial properties I was looking at recently (if applicable). I appreciate your help.
