Curious…How many people watch the call recordings?
The call recordings take time to prepare. Not many people are watching them, so I am considering cutting them. For example, last week’s video only has 20 views. Who is actually watching the calls and are they helpful?

Been a long 6 mths. But almost there!
Hi, I thought I give an update on our project in Florida panhandle near Pensacola. 10k of SBF in Phase 1. Paving going in this week. A few stats for consideration. - Road frontage 40k ADV - 12X12 garage doors - Phase 1, 10k in two buildings 5k each - Phase 2, 10k Any constructive criticism gladly accepted. This is my first park, made some mistakes, and had some wins!

Clear Height - Enough space for a mezzanine?
I've seen a few posts asking about how much clear height is required to install a mezzanine. Well, here's the answer...drum roll...it depends. Why is that always the answer?! Simply put, IBC requires 7'-0" clear height on every level (a few exceptions). So does that mean a 14'-0" clear height will support a mezzanine? No. Clear height is determined by the distance between the floor height to the lowest obstruction (HVAC duct, fire suppression, lighting, truss, ceiling, etc.). "But what if my top level is slanted and I don't plan on having people walk along the shortest area?" Again, no. If the lowest height of your pitched roof is 6'-0" you would need to create a physical barrier to block off that area for potential head knocks. "Ok, ok - so what's the minimum?" Here's my process: 1) 7'-0" clear on the first floor (hvac, etc normally get's hidden in the mezzanine structure) 2) 12" minimum to account for the mezzanine structure and deck 3) 7'-0" clear to the ceiling 15'-0" may be the bare minimum, but very few can make this work. I truly don't like recommending a mezzanine unless there is 18'-0" available, and north of 20'-0" is ideal (I think @Cody Payne mentioned this in one of his posts). @Matthew MacPherson Great point about the mezzanine. I think having 20 feet of clear height is a good target when building a new industrial property no matter planning mezzanine or not. a few questions... - What is the maximum mezzanine area allowed by code? - How is the load calculated? Is there a difference between office space, light storage, and heavy storage? - Does the existing foundation/slab typically support the mezzanine columns, or are additional footings required?

Beautiful park! A few questions: - Was a fire sprinkler system required? - Could the glass garage doors present any safety concerns? - Is all the electrical service 3-phase?
