Property Mgmt Software
Any recommendations on software or solutions for property management, tax accounting, and investor reporting? I know there are a ton that do one or the other etc, but I am looking for something that is all encompassing in this new age of AI. Seems there are a ton of options, from something small to the Yardis of the world - would be great to have a proven solution for multiple properties - preferably one that leverages AI to save on manpower and time.

AI Deal Analysis?
Is anyone utilizing AI to analyze deals? I built an acquisitions analyst in Claude to help screen and score deals. I find it extremely accurate and saves me a ton of time. He scores - Pass, Watch, or Go, with a detailed analysis. Love to hear about other's experience.

We compare Claude and ChatGpT results based on our specified data inputs and KPI. It does a good enough job of high level go/no go and helps us determine where to spend more time. Admittedly, we need to get more product under our belts to see if real world success matches our proof of concept > acquisition > develop > operate thesis. Sounds like this group has some great tools in the works. This could be a weekly conference call!

Does anyone have a leasing application to share? What is the criteria you look for specific to Small Bay Industrial? Thanks in advance?

@Colton Saucier anyone else have other suggestions? We are also looking at Yardi Breeze, Quickstor, Flexmanagementsystem, 6Storage, etc. All names I’ve heard at various conferences…

Create your own opportunity
YOU WANT OPPORTUNITY? CREATE IT. You do not always need money to make money. Sometimes you need the right circumstances. An underused property. An existing customer base. A tired owner. A business that lost focus. Infrastructure that already exists. A long-term lease. Seller financing. An operator willing to do the work. That is opportunity. This hits home for me today. We are actively talking about start a plumbing company to support everything else we have going on. Because why not?

We are using vinyl backed batt with metal panels as shown in the picture on the right, to reduce damage.
