Welcome To Curative Investor
Hey, it’s Phillip Thai, If you’re here, you’re probably an experienced investor who’s tired of grinding out wholesales, flips, and rentals for thinner and thinner spreads… and you’re ready to work fewer, better, curative deals. Same. That’s exactly why we (@Rob Lee and @Christina Sanchez) built this community. Our promise to you: everything in here comes from deals we’ve actually done, mistakes we’ve actually made, and processes we actually use in the real world. Where things are at right now You currently have access to the core foundations of the Curative Investor system: 1. Research -- How to find and evaluate tax‑delinquent and “messy title” opportunities, so you’re not guessing which deals are worth your time. 2. Marketing -- Where to find leads in the TX market. 3. Sales -- What to say? How to say? What information to collect? Understanding family dynamics. As we go, I’ll keep adding trainings, deal breakdowns, and resources based on what you are running into in the field. What you have access to inside Skool Right now you can: - Go through the Start Here, Research, Marketing, and Sales courses in the Classroom - Join our live calls to get your questions answered in real time --> Live calls will start late Feb - Post deals, questions, and wins in the Community so we can help you move faster Use this space. The more you put in, the more you’ll get out. How to get started today (do this now) 1. Introduce yourself below using this format: 2. Comment on 2 other intros. Say what you resonate with or where you might be able to help. We’re building a network of sharp investors, not a group of spectators. 3. Start the “Research” course in the Classroom. Watch the first module today. Even if it’s late. Even if you’re busy. Momentum matters more than perfect timing.

HOA Liens
Can someone explain to me the play with HOA liens? I have a number of leads with them. Is there a way I can leverage them into ownership and/or any kind of monetization?
Yo!
Anybody alive in here? Who's doing deals? I just joined and this is too quiet. Let's turn it up. Talk about anything: wins, losses, questions, insights, highlights, daily news, industry updates, jokes! Doesn't matter...need to get the temperature up asap! Lfg.

Hi everyone, my name is HD
Just wanted to give a thank you for all the material as it's been a big help. I am 23 and my background is more in the online SMMA and Marketing agency side of things. Currently run an agency with my partner servicing about 80 clients and an overseas team of 12 With that said, SMMA has been amazing as a first business since it requires no capital. But now that I'm not completely broke lol, I've been drawn to real estate for the compounding aspect. After learning the past few months about fix & flips , wholesaling and all the logistics. I was drawn to flix and flips but it seemed like a ton of work for the amount of risk that it entails. At the same time, I kept hearing the term curative and novation come up but didn't really know much about it. I lately read Logan Fulmer's book and found you guys and believe that Curative is the better path for me. So I feel pretty confident I can make this work. I am based out of Lehigh Valley PA (Northampton County) so I hope this market is good but I really don't know. My action plan is to first get all of the county websites as Christina shows in the videos and then start dialing and figuring things out. Once I do, then SOPing it out for VAs. If anyone has any insight on the PA market, please feel free to give me any suggestions or pointers. Thank you !!
