I just wanted to take a moment to share that Rosa and I closed our first deal… really our first three deals. We purchased two lots side by side, double closed them, and also bought and sold a separate lot on a small financing contract half upfront with the remaining balance paid out over two monthly payments (set to complete at the end of May) Overall, it was a great experience. I personally attended the closing, got to meet both the buyers and the attorney, and see the properties and subdivision in person. That alone added a whole new level of understanding and confidence going forward. We ended up making about $8,200 total: - Bought the double lot for $3K → sold for $8K - Bought a single lot for $800 (all Rosa's doing lol) → sold for $4K (structured deal) Excitement is high, but more than anything, it really made it clear how much consistency and continued action matter if we want to scale this. Huge appreciation to everyone in this group. This genuinely started from a random YouTube video popping up on my feed, so I’m grateful to be in the space. Also want to give credit to @Rosa Linda Alvarez . She’s been a beast on the acquisitions side and a big part of making this happen. We’re already working on the next deal. I just sent earnest money this morning on one in Augusta, and mailed out a few priority letters with some Starbucks gift cards for nearby lots we’re targeting lol.

Likely will have a great next week. One Bottleneck: May have to fire and replace lead manager due to bad internet

Total Marketing Sent (how many texts/mailers): 1066 texts sent out Qualified Leads: 5 Offers Made: 2 Verbal Offers Accepted: 1 Contracted Signed: 0 One Win: Land for free, yes; i said free. A lead told me i can have their land if i pay the back taxes, then I proposed he sign over the deed to me and I will be responsible for the back taxes. I sent the deed, waiting for it to be sent back to me and then after that I will send it off to the county to record it. I will market the property as a seller finance deal at 12k with 2k down payment.

Why Double Closes Are Taking Over Land Investing in 2026
Double closes are becoming way more common in land deals and there's a good reason for that. They let you buy and sell in back to back transactions without ever needing to use your own money to fund the purchase. Your end buyer's funds basically pay for your acquisition, which keeps your capital free for other deals. A lot of title companies are getting more comfortable with this structure now, which is making it easier to pull off than it was even a couple years ago. If you haven't started learning how to set these up, this is a good time to get familiar with the process.
