Welcome to Land to Vertical. Quick version of why this exists: I spent 15 years on the money side of real estate and watched the biggest land deals get underwritten on a spreadsheet and a napkin. So I built REAI. Address in, land-to-vertical underwrite out, audited by Guardian before a lender sees it. This group is where that engine runs on real deals, live, every week. Not a course. Not a prompt library. A practice. How it works: 1. Every [day] I underwrite one real listing on camera, start to finish. Replays go in Classroom. 2. You submit parcels in the "Run My Parcel" thread. Address, acreage, ask price, and what you're thinking (subdivide, hold, build, STR, event). I pick one or two each week to run live. 3. Everything we produce goes in the vault: the deck, the audit output, the skill files. Take them. First live underwrite: We're running "a 42-acre tract outside Greenville sc and I already know Guardian is going to flag the seller's grading number. Do two things right now: - Comment below with your market and what you buy (lots, acreage, infill, land for build-to-rent, whatever). I'm building the first month around what's actually in the room. - - Drop a parcel in the Run My Parcel thread if you have one. Even a listing you passed on. Special use permits and rezonings don't get won at the podium. They get won before you ever file, by knowing how the board in front of you actually votes. Every planning commission and council leaves a paper and video trail: meeting minutes, recorded hearings, past votes on projects just like yours. Almost nobody reads it. They walk in cold, give a nice presentation, and get blindsided by the one commissioner who's voted down every density increase for six years.
