Winning at Auction is only the beginning. 🚩 Before Bidding, make sure you have: 🔹 A solicitor with genuine auction experience, not just a general conveyancer. 🔹 Read and understood the legal pack, including special conditions, fees, title issues, restrictions and completion requirements. 🔹 Checked that your solicitor can work to the auction deadline, often just 28 days. Skipping the legal pack, or choosing a solicitor unfamiliar with auction purchases, can leave you exposed to unexpected costs, delays, or even put your deposit at risk if you cannot complete. Buying a property at auction can be exciting, but the purchase price isn’t the only cost to consider. You may need to budget for the auctioneer’s fees, buyer’s premium, legal fees, stamp duty, mortgage or auction finance costs, valuation and survey fees, insurance, and potential renovation or refurbishment costs. Understanding these costs before bidding can help you avoid unexpected expenses and make a more informed decision. I’ll continue with more costs to consider in the next post. #AuctionFinance #Auction360 #PropertyInvestment #RealEstate #Mortgages
