GOOD READ
I’ll be sharing helpful links and resources as I work through my college readings, especially anything I find that can add value to this property management community. This one is about understanding customer needs and using feedback to improve your service. I think it applies directly to property management because our success often comes down to listening to our clients, recognizing their concerns early, communicating clearly, and continuing to improve the overall experience. It covers ways to identify what customers need through feedback, surveys, social listening, and paying attention to the questions people are already asking. It also highlights the importance of sharing that feedback with your team and actually using it to improve your systems and service. https://www.conductor.com/academy/customer-needs/

@Jose Rodriguez Thanks Jose! What are you going to school for?
Calls
Do y’all record the calls and put them in a module for us to listen to? My Wi-Fi is down and I don’t have enough signal to be on calls today so I’m just curious.

@Marissa White @Lexi Teifke @Doreen Sidney We will be posting notes from each call in the classroom tab.
ACTION ITEM: BUILD YOUR PROPERTY MANAGEMENT PROFILE
Thank you to everyone who joined yesterday's call. I will be emailing the notes from the call shortly. Here is your homework: Every member should define: - My target client - My ideal number of doors per client - My preferred property types - My geographic territory - My maximum travel distance - My minimum property condition - My expectations for owner reserves - My tenant communication boundaries - My owner communication boundaries - My deal breakers - My first 10 people to contact for potential doors - Markets where I need referral partners Skool Discussion Question Describe your ideal property management client. Don't simply say "someone with a rental." Think about: Who are they? How many doors do they own? Where are their properties? What condition are their properties in? How do they communicate? Are they financially prepared for repairs? And most importantly—are they someone you would actually enjoy working with for the next five years?

Billing back water/sewer
Good morning y'all, How does billing back water/sewer work to duplex renters in Texas? How successful is it, and how easy is it?

@Robert Birch can you convert utility to tenant name? Otherwise you’re creating more free work each month to rebill
Property Management
I'm excited to be a part of this group. I currently manage 25 rentals and hopefully add 5 more by the end of month. Matthew inspired me to grow the mgmt. I live in Austin & San Antonio. I'm currently our office supervisor for 400 agents & full time realtor. I'm also my daughters videographer when she's on tour with her band. Real Estate has allowed me to travel with her on tour. Looking forward to connecting with you all and growing our businesses.
