Effective Lead Generation Strategy
What methods or tools are you currently using to find leads? What strategy do you like the most? If you had to do it again what's the most important tip you would give yourself as a newbie?

The best methods will probably be driving for dollars. If you got the budget for it I would say direct mail using post cards and letters. And if you got a nice budget and a great sales process I would recommend facebook ads, ppc or ppl.

@Crystal Hibbert The best (and easiest) strategy for you is "driving for dollars." Why? Because many software tools and city data are often outdated. By driving around yourself, you’ll spot opportunities before your competition does. For skip tracing, I recommend: - Skip Matrix – Great because it gives you 5 phone numbers, 5 addresses, and 5 emails for each owner. Plus, you get the same info for 5 relatives and 5 associates (like a girlfriend, boyfriend, or daughter with a different last name). - BatchLeads – Their basic plan includes 10,000 skip traces, but they don’t tell you if an owner is deceased. That’s where Skip Matrix fills the gap. - Lead Sherpa – Only $0.10 per skip trace, and you can do individual searches (unlike Skip Matrix, which requires a minimum of 100 records). Combining these tools will give you the best results. Happy hunting!
Rookie needs help.
So I have a few questions if anyone wants to help. -What were some of the most common mistakes you made when starting out in wholesaling, and how did you overcome them? -Are there any videos that really helped you learn the knowledge needed to close your first deal? -What’s your most effective method for finding motivated sellers?

The biggest issue is underestimating what it takes to get a deal. You need consistent lead flow and consistent follow to get a deal. Wholesaling is not a real estate, it’s marketing and sales.
Agent is seller
They want to have inspections waived on a residential land deal “ there’s nothing to inspect” with $5k emd and demanding 50% of any fees associated with assigning if any and wants to choose the Attorney and approve any end buyers. How would you guys handle this kind of seller i’m sure he understands some wholesaling and wants to avoid that for some reason?

This is double close situation. You just have to make sure there is a decent enough spread to execute the deal. $25K+. Also, make sure you have everything lined up with your end buyer to avoid any issues (ie. any inspections, contengencies, deposits). But I wouldnt let them pick the attorney. And to refute their claim of theis is nothing to inspect that is false. You can have a survey, geo tech report, utility inspection or etc completed during your due diligence period. Starting Over
I Have done 2 wholesaling deals 6 years ago . I found the deals driving for dollars. I want to learn about Pre Foreclosures, Tax Liens, probate and absentee owners . The market in 2018 is not the same market today I started with a laptop , excel sheet, notebook and my phone. I want to know the most Productive CRMs out there and virtual landscape of this business .

Driving for dollars definitely still works! It’s so much opportunity still out here. I got my most recent deal under contract from driving for dollars.
