Curious…How many people watch the call recordings?
The call recordings take time to prepare. Not many people are watching them, so I am considering cutting them. For example, last week’s video only has 20 views. Who is actually watching the calls and are they helpful?

I watch almost all of them because for some reason still can't get calendar to sync and so I can rewind.
Weekly Call Recording -> Understanding Build Options
Missed Friday's call with Wayne Woolsey? Check it out the full recording -> Understanding Build Options He broke down light-gauge vs. rigid frame construction, why light-gauge stays cheapest for standard 30x50 units ($25-30/SF vs. $35-40/SF), and exactly when it stops making sense: wider bays, heavier tenant loads, or a municipality demanding a more commercial look. He also covered the details that quietly affect long-term cost, door sizing, insulation choices, and how CMU and tilt-wall stack up when steel won't cut it. If you're deciding how to build your next project, this one's a real cost-versus-flexibility framework from someone who's built hundreds of these. https://www.youtube.com/watch?v=4W5HQ921oz0

These calls are awesome. Really interesting on the take on the doors being cheaper than wall so go big there. I go back and forth on light gauge because it does not age well over time so what you get in cost you sacrifice on maintenance. I won't even consider nononsulated panels especially because I want a fast depreciation schedule.
CPA / Tax Advisor
I am looking for a new CPA / Tax Advisor. Any recommendations? I need them to be real estate focused.

What is the criteria and scope? For example I had a CPA that did taxes, did a good job but crazy expensive. on flip side they could raise a million dollars for me in 15 minutes. As my needs have changed I did not need that money raise aspect.

@Will Skillman https://www.stonehengeplc.com Just an FYI you have to move all your business there to get them to raise capital for you.
Property Mgmt Software
Any recommendations on software or solutions for property management, tax accounting, and investor reporting? I know there are a ton that do one or the other etc, but I am looking for something that is all encompassing in this new age of AI. Seems there are a ton of options, from something small to the Yardis of the world - would be great to have a proven solution for multiple properties - preferably one that leverages AI to save on manpower and time.

We use Yardi
Monthly Basecamp Networking Call
We ran a poll, and monthly won clearly over weekly - so let's make it happen. The format: A 45-60 min call built entirely around meeting people, not listening to a presentation. We'll break into rooms of 3-4 for 15-minute rounds, rotating 3-4 times - so by the end you'll have actually talked to 6-10 people in the community.. No prep needed. Show up, introduce yourself, talk shop, repeat. Now the hard part: picking a day and time that works. We're spread across time zones and schedules, so rather than guess, help me find the best fit. Rather than run another poll with a long list of days and times, drop a comment with your best day/time (and time zone) - e.g. 'Tuesday evenings, ET' or 'Weekend mornings, CT.'" I will leave this open for 7 days and then try to find a day and time that works for as many people as possible.
