I am in the process of refinancing a 5 unit building and was caught off guard when I saw that the appraiser used a 9% Cap Rate. Be careful with your underwriting in this market. I would hate to see your deals go upside down. The appraisers and lenders see this shift first. Talk to them often.

Does anyone have any recommendations for insurance brokers? Have a new project in predevelopment stages north of Atlanta, and need insurance quotes for during construction as well as post stabilization.

I’ve seen this question floating around in a few different threads. If you stacked up Buildium, Door Loop, Yardi Breeze, Other PMS Brand TBD in a poll, who would come out of top and why… specifically for small bay industrial?

Any recommendations on software or solutions for property management, tax accounting, and investor reporting? I know there are a ton that do one or the other etc, but I am looking for something that is all encompassing in this new age of AI. Seems there are a ton of options, from something small to the Yardis of the world - would be great to have a proven solution for multiple properties - preferably one that leverages AI to save on manpower and time.
