Hire sooner, but hire right. I spent $250,000 in salaries in the last two years, and the expensive lessons were all timing: hiring before I had a process, or waiting too long and doing work I should have handed off. Write down what you do first, then hand it off.
New Month, NEW Goals! Who is in Georgia or South Carolina?
October 1st, 2026, I am gearing up to call part time 10 hours a week and complete 25 call sheets every week, 100 this month! My experience has been (as a numbers game) that 90% are NOT motivated & do NOT need to sell and 10% or 10 have a problem. Timing is the KEY and out of those 10 and discussions there will be offers made on 3 of them and I will BUY one! My target market? Savannah, Georgia and surrounding areas up into South Carolina. Let’s talk, send me a DM. Have closed over 300 deals so far. And I am over 65 now, semi-retired and so a very picky buyer. I prefer 3/2/2 between 1,200 to $1,800 square feet needing moderate rehab.

Love the clarity on your numbers. 100 calls to find 10 with a problem and buy 1 is a solid way to look at it, and it keeps you from getting discouraged on the no's. 300 deals is a serious track record. Are you calling off a specific list like tax delinquent, or mostly absentee owners?
I wish I had done this Yesterday...
I just learned a valuable lesson the hard way… We ALL have those moments where we wonder, “Is this offer too low?” or “What if they say no?” Well… I let those thoughts get the best of me. 😩 🏠 Single Family Home 💰 Asking: $120,000 💵 Offer I was considering: $40,000 The property fit all my criteria from Zompz/Zillow, but the interior looked like it had been updated. I started second-guessing myself. "Maybe $40K is too low." "Maybe I should wait." "Maybe they'll never accept it." So I procrastinated… ONE DAY LATER — SOLD FOR $41,105. 🤦‍♂️ Talk about a lesson! Had I simply made the offer instead of overthinking it, I could potentially have had that property under contract today. The reality is simple: 👉 They can accept it. 👉 They can reject it. 👉 They can ignore it. But if you never make the offer, you already know the answer. 💡 My takeaway: Stop worrying so much about whether it will work out in your favor. Take the shot. You can always move on from a NO. Great lesson to share. That sale price tells you $40K wasn't crazy, it was basically market. The offer that feels too low usually isn't, and the worst they can say is no. Better to send 10 offers that get rejected than miss the one that would've worked.
Good or Slow Area Purchase Return?
I saw an ad about property purchases in an area where for sale signs are all over.I think the ad was saying some areas are not good for quick sale. Is that true? or Are they referring to Neighborhoods and Communities?

It's mostly about the neighborhood, not the whole city. A lot of for sale signs on one street can mean inventory is sitting, which means longer days on market and lower offers from buyers. Before you buy, check days on market for recent sales within a half mile. If homes there are taking 90+ days to sell, your exit is slower and you need a bigger margin.

Is it true that average wholesalers won’t no team make $57/hour vs a small Va team the owner makes $525/hr average
