looking for advice on pulling owner info (name + mailing address, ideally phone/email too) for off-market properties. I've got a list of addresses I'm interested in but no direct contact info for the owners. What tools/methods are you all using — county assessor sites, skip tracing software, something else? Bonus if it's affordable for someone just getting started. thank you very much!

Great question! So, pulling solid owner info is one of the most important skills when you’re working off‑market. Since you already have the addresses, here are the most reliable and affordable ways to get names, mailing addresses, and contact details from what I understand. @Ty Flip Man can tell me if I'm wrong jaja (If Local): - County assessor records are always the first stop. You’ll get the owner’s name and mailing address for free. - Property tax office can sometimes list updated mailing addresses if the owner moved. - Free skip tracing tools, though not perfect, but good for us beginners. You can often pull phone numbers and emails without paying. - Affordable skip tracing services, I'd say they are for when you need more accuracy. Many charge only a few cents per result. - Local GIS maps for some counties include ownership history and additional contact clues. Start with the free county resources, then use skip tracing only when you need deeper contact info. I've found that keeping costs low early on is smart & consistency matters more than expensive tools.

@Carlos Hill Welcome in! Jacksonville is a solid market to learn in. There’s plenty of investor activity, older inventory, and neighborhoods where you can get real experience quickly. Since you’re just getting started, focus on learning how to evaluate deals and getting familiar with the pockets around Jax that consistently move. Once you get comfortable with the numbers, everything else becomes much easier to navigate. Glad to have you here and looking forward to seeing you grow.
