Concept Site Plans
Does anyone do there own prelim concept plans while under contract or doing due diligence? If so what software do you use? We have engaged Civil Engineers in the past and some will do it for free if you have a relationship but a lot of them also do it for an hourly rate or as part of their overall package. In an effort to not waste their time, if we are not yet sure the project is viable, or spend money before we have gone hard on a property Id like the ability to easy sketch up marginally accurate site plans

New Market Research
May have missed it on previous calls, but how are you conducting market research/feasibility reports when looking into new markets? Are you using software like Crexi or CoStar?

Colton I've done a lot of local conversations with brokers in a market. That's a good starting point. I've driven product and knocked on doors and asked what they are paying. A lot of these leases don't get recorded the way a 20k sq ft + space might. So you gotta dig. Cody and his World Engine Report is a great resource. They have more data than just about anyone on this niche. They do them for free at this point, so it's worth asking them on a site you feel strongly about to begin with. @Colton Saucier Definitely an expeditionary feeling of these developments where the true 1000-2000 sq ft units don't really exist yet.

I was thinking about this meeting and it occured to me that you can't ever be around Masters of their craft enough. I've been talking to Cody for nearly two years. we first connected late in 2024. Read his book. Heard him talk many times. And yet each time I speak with him I learn multiple new things. It's a lesson I learned in my martial arts career. You can't be a Black Belt in white belt time. Sometimes you just gotta keep going back to the ones who've done it already and learn some more. Grateful for Cody taking the time to do this for the group and looking forward to learning some more from all the folks in here who have so much knowledge.
