First deal came from calling old listings with price cuts on homes.con using their AI to help me filter it down well. It’s surprisingly dope that it’s just attached like it is. Also trying to use propstreams people search to do it for free cold calling. I have a few years of door to door knocking sells g pest control so this has been a great change, knocking in 110 to calling in the ac haha PS when using AI use plugins/extensions to make it sound like you or at least more human haha

I wish I had done this Yesterday...
I just learned a valuable lesson the hard way… We ALL have those moments where we wonder, “Is this offer too low?” or “What if they say no?” Well… I let those thoughts get the best of me. 😩 🏠 Single Family Home 💰 Asking: $120,000 💵 Offer I was considering: $40,000 The property fit all my criteria from Zompz/Zillow, but the interior looked like it had been updated. I started second-guessing myself. "Maybe $40K is too low." "Maybe I should wait." "Maybe they'll never accept it." So I procrastinated… ONE DAY LATER — SOLD FOR $41,105. 🤦‍♂️ Talk about a lesson! Had I simply made the offer instead of overthinking it, I could potentially have had that property under contract today. The reality is simple: 👉 They can accept it. 👉 They can reject it. 👉 They can ignore it. But if you never make the offer, you already know the answer. 💡 My takeaway: Stop worrying so much about whether it will work out in your favor. Take the shot. You can always move on from a NO. @Steve Hennigan there might be a way to automate at least that initial text and maybe make it personalized with some LLM or VA. I use LLMs now, but I know a few guys still use VA's.

@Steve Hennigan I'm new to wholesaling but when I was doing solar sales VA was the way to go. They set a tonne of deals for me just calling through lists.
New to Wholesaling but not Cold Calling
Hey y'all, Travis in Texas! I'm super new to land wholesaling, but definitely not new to sales, analytics, or real estate. I've got some education, top of the list is probably my GMBA from National Taiwan University, but that's mostly just paper at this point haha. I spent about 4 years in corpo America doing analytics, then another 5 years in D2D sales, recruiting and training reps, and helping grow and launch new sales teams and markets. I've done the high-volume cold prospecting loop for years in the Texas and Florida heat haha, and spent my most recent 2 years around SFD acquisitions, buying, and BDC operations. A big part of why land appeals to me is actually my first deal. It's a SFH buy where we're replatting part of the land into another 2 to 4 lots, with some mix of selling a couple and building on the others. I like that with land the buy box can be really solid, and you can basically work backward into opportunities by finding ways to create value and then doing the outreach. Right now I'm focused on learning the acquisition process well enough to get into a couple markets, including my own, and consistently pull the right parcels, underwrite them, get conversations going, and land my first true wholesale deal. I'm not too worried about the outreach side. D2D has me pretty calloused on that part haha. I've spent more than a few summers knocking doors in Texas and Florida, so sitting inside making calls honestly sounds pretty good. So if anyone here is looking to mentor somebody who's willing to put in the work, I'm down. Looking forward to learning from everyone and hopefully contributing a few nuggets myself once I get rolling.

@Ty Flip Man yeah its .25 acres with 40 feet of frontage, in county, in city its smaller but this was a county deal.

New Month, NEW Goals! Who is in Georgia or South Carolina?
October 1st, 2026, I am gearing up to call part time 10 hours a week and complete 25 call sheets every week, 100 this month! My experience has been (as a numbers game) that 90% are NOT motivated & do NOT need to sell and 10% or 10 have a problem. Timing is the KEY and out of those 10 and discussions there will be offers made on 3 of them and I will BUY one! My target market? Savannah, Georgia and surrounding areas up into South Carolina. Let’s talk, send me a DM. Have closed over 300 deals so far. And I am over 65 now, semi-retired and so a very picky buyer. I prefer 3/2/2 between 1,200 to $1,800 square feet needing moderate rehab.

Good afternoon noon class..It's been a long weekend of calls..texting, and emails. Mostly with the same results, no answer, left messages. One owner ( a week later) emailed me back, laughing because she had forgotten about this property, she said I could have a look. She sent a link that didn't work, and hasn't responded to my calls yesterday or today. I hope to share this exercise tonight in class. For now second round of contacting these owners again. After that, I'll start with the next set of seventy....yes 70ty.🤣🤣🤣
