Approved Facade Grant Reimbursement

Update on the renovation project I’ve been managing in Louisiana from Austin, TX. This property is located inside a downtown district where the city offered two different grants encouraging owners to make upgrades to their building exteriors

For the Facade Grant they covered 50% of the Paint/Labor cost: $5,500 total (we get back $2,750)

For the Lighting Grant they cover 100% labor and materials- ($1,750)

All in they’re cutting a check back to us for $4,500, so we managed to upgrade the entire facade of this 2,650sqft building for $2,750🔥 ($7,250 before reimbursement)

Total in this project so far:

-45k purchase

-35k in rehab so far

-probably another $5k in final punch list items

-$85k total

-Hoping to hit $2,100-$2,300/mo once leased
